What are the requirements to lease an apartment?
We look to see that potential tenants make 3x the monthly rent (collectively if living with others), and have a credit score higher than 600. We can be flexible in this arrangement, but we will require a qualified guarantor on the lease with you.
What are the fees associated with renting an apartment?
- Application fee: $55 per applicant (If you have a cosigner, a cosigner
application is an additional $55) - Security Deposit: equal to one month’s rent; refundable upon the condition of
the apartment at time of move out - First month’s rent
- Monthly maintenance service fee: $15
Does Hillwood Villas background check?
Yes, all tenants must agree to a background check in order to gain tenancy.
Do all tenants have to sign the lease?
Yes, all tenants over the age of 18 who will be residing in the home for longer than 14 days must submit an application and be listed on the lease. We also like to list younger family members as “authorized occupants” in the case of an emergency, but they will not need to complete the application process.
What forms of payment do you accept?
We accept cash, checks, money orders, and cashier’s checks. Residents may also pay through the online portal using ACH or credit/debit cards.
Are utilities included in my rent?
No, tenants are responsible for their own utility charges monitored by individual meters. Electricity, Water, & Wastewater are handled through KUB. Please be prepared to cover any deposits required by KUB as utilities must be turned on in your name by the move-in date.
Please Note: If you are signing a lease in the A, B, C, or F building, a $35 water fee per person will be added to your monthly rent. You will only be responsible for electricity to your unit.
Is renter’s insurance required?
Yes, renter’s insurance is required. If you do not already have a policy, you may purchase coverage through the AppFolio resident portal. Please note that this service is provided by a third party, and our office is unable to answer specific questions regarding coverage or policy details.
How are maintenance requests handled?
We have an on-site maintenance team during regular office hours. Maintenance requests can be entered online on our resident portal 24 hours a day. For after-hours maintenance issues, our head of maintenance is reachable by phone 24/7.
Can I have pets at Hillwood Villas?
Yes, as avid animal lovers, Hillwood Villas proudly welcomes pets!
- Three pet maximum per unit, no more than two of which can be dogs.
- 45lb weight limit for dogs.
- $250 nonrefundable security deposit due for the first pet (dog or cat), an additional $200 deposit is due for a second dog.
- $10 monthly pet rent per pet.
- Caged & exotic pets welcome with approval from property manager.
- Pets must be fixed and up-to-date on their shots at time of move-in and subsequent renewals. For dogs this is Rabies, Canine distemper, P arvovirus & Adenovirus(canine hepatitis). For cats this is Rabies, Feline distemper, Calicivirus, Feline herpes virus.
- Hillwood Villas proudly partners with PooPrints to monitor pet waste throughout the complex grounds. All pups will need to be swabbed into our DNA database unless you have previously resided at a PooPrints affiliated property.
*Property manager reserves the right to reject certain pets based on breed and unit size.
Is parking available?
Yes, parking is widely available and free to tenants and guests. We ask that guests park in our guest parking area to leave spots outside of each unit open for tenants of those units.
*The storage of nonworking vehicles or trailers/boats/RVs is not permitted on
the property.
Are the two-bedroom apartments at Hillwood Villas suitable for a home office?
Absolutely. Our two-bedroom layouts are a favorite for Knoxville professionals because the second bedroom provides a quiet, dedicated space for a home office, separated from the main living area.
What makes Hillwood Villas a good choice for roommates?
Our spacious two-bedroom floor plans are a natural fit for roommates, with enough square footage to give each person their own defined space. Our Kingwood Townhouse floor plan takes this further with a Jack-and-Jill style bathroom featuring separate sink and vanity areas for each bedroom, with a shared shower and toilet area — a setup many roommates appreciate for added privacy and convenience.
Is there enough space for a small family or nursery in the two-bedroom units?
Yes, our two-bedroom plans offer the extra square footage needed for a nursery or child’s room, situated within a quiet community close to South Knoxville’s parks and the Urban Wilderness.
How close is the complex to the UT Campus for students who want a 2-bedroom layout?
Hillwood Villas is just minutes from the University of Tennessee Campus, offering a spacious, quiet alternative to traditional student housing for those wanting extra room near downtown.

When is my rent due?
Rent is due on the 1st of every month.
What are the late fees?
There is a 5% late fee charged after 11:59 pm on the 5th of each month.
How do lease renewals work?
We will contact you 60 days prior to your lease expiration date to see what your intentions are. Once we know that you want to renew we will send out a lease renewal form via the AppFolio portal. You are welcome to contact us sooner than the 60-day window if you already know that you will be staying with us for another year.
Do I have to sign a full 12-month lease renewal?
No, while your first lease with us is required to be a full 12mo lease, you are welcome to specify any number of months that you’d like to renew your lease for. Subject to approval by the property manager.
Do we have quiet hours?
Yes, quiet hours are stated in your lease from 10:30 PM to 7:00 AM.
Can I smoke on the property?
Yes, smoking is permitted within the complex, but not allowed inside your unit. We ask that all ashtrays are cleaned regularly as well to keep the smell down as much as possible.
Can I have a grill on my patio/balcony?
Yes, electric grills are permitted for use within your unit or adjoined outdoor space. Gas, charcoal, and any other open-flame grills or fire pits are not permitted on the property. Two charcoal grills have been provided for your convenience and are located at both picnic areas within the complex.
Can I decorate my porch/patio for the holidays?
Of course! Outdoor holiday decor is permitted between Thanksgiving and January 7th of the following year.
Can I have guests in my unit?
Yes. Guests are permitted to stay with you for no longer than 14 days. After 14 days, guests become an occupant of the property and will need to go through the application process to be added to the lease.
What if I need to break my lease?
If you have unforeseen circumstances and need to break your lease, you are responsible for the rent, utilities, and all other costs associated with the leased premises until a new occupant can be found.
You are welcome to search for someone to take over your lease and refer them to our office, or we are happy to relist the unit online in search of a new tenant. As soon as a new occupant has signed a lease for the unit. We are happy to dissolve your existing lease without penalty.
Do I get a bonus if I refer a friend?
Yes! Receive a $50 rent credit when your referral signs a 12-month lease. The new resident must notify us of the person who is referring them at the time they apply for their apartment home. Call or text 865-230-1860 for full details.
